Conduct a thorough walk through of your home, taking measurements, noting amenities and giving staging advice.
Providing a lock box to ensure easy access by Realtors with qualified buyers.

ADVERTISING

Install "For Sale" signs
Submit your listing to the Multiple Listing Service
Color flyer's for the outdoor sign box
Home book left out in the home with extensive information for potential buyers (schools, area information, specific information about the house, etc.)
Notify all Morgan Realty & Associates agents of this new listing
Promote your home at all Real Estate Board meetings
Search MLS (Metrolist Listing Service) for potential buyers (agents can store "Prospect" information in order to each for listings that match-I can use your listing to search for prospects that match!)
Advertise your home on the Internet
Alternately list your home between the Rocky Mountain News, Homes and Land and The Real Estate Book
Hold open houses, if appropriate
Hold Realtor open house luncheon, if appropriate

MANAGING THE TRANSACTION

Keep you informed at least once a week
Following up with any agent who shows your home to provide you with feedback about price, condition, location and potential buyers interest
Handle any inquiries regarding the home, qualified interested parties and pursue showing appointments
Verify with buyer's lender that they can qualify for the loan called for in the sales contract
Order and review title insurance to verify and resolve any property encumbrances that could interfere with the selling of your home
Provide the appraiser with statistics showing the value of the property
Work with the buyer, their agent, their inspector to negotiate objections raised by the inspection of the property
Assist the title company in setting the closing and obtaining all information needed for the completion of the paperwork
Carefully explain to you all documents that you will be required to sign and provide you with copies of them
Attend and facilitate your closing
